Suaimhneas is located in a small village. All the main services - grocery, bakery, chemist and restaurant - are within 5 minute walking distance. There are many local waymarked walking, hiking and cycle routes and adjacent to some beautiful and interesting villages. Lot and Garonne and Dordogne including many Bastide towns including Monflanquin, Monpazier and Eymet but there are so many more. In Seyches, there is a tobacco, a brilliant bakery and patisserie, a small grocery, a restaurant and bar, Le Mistral. There is also a hairdresser for men and women - all within 5-minutes walk. Suaimhneas is a detached house in a small village just south of the Dordogne, Seyches. You will find all you need in Seyches while nearby Miramont (5 mins) and Marmande (15 mins) have all the broad supermarkets. Bergerac is about 35 minutes away and Bordeaux an hour. It is ideally located for walking, hiking and cycling. Suaimhneas is well-equipped with all modern conveniences. Hi-fi sound system, wired and wireless internet, telephone and stove heater for the colder months. The three bedrooms are all air-conditioned. Two rooms have double beds and two single beds. The kitchen is very well-equipped with large cooker, fridge-freezer, dishwasher and washing machine. The 3 bedrooms are all air conditioned and have wardrobe storage with beautiful views on the rear pool and garden. The villa is located in the heart of the city. The bathroom is separate from the bathroom and is well-equipped with walk-in shower and washbasin. Constant supply of hot water and gas are included. The house is accessed from Rue Paul Verlaine by the gate and the front door is on the first floor. There are well-kept but accessible gardens at the front and back of the property. The rear of Suaimhneas is a large secluded area which includes a private pool and large terrace. All rooms are equipped with air conditioning and heating. A gas bbq all the cooking equipment is also provided. There is also a range of recreational pool equipment. You can enjoy meals and refreshments on the terrace or on the decking - or inside in the kitchen. There is a large basement which accommodates 3 bicycles, extra furniture, the tumble dryer and all the gardening, cleaning and pool maintenance equipment. We love the location of Suaimhneas on account of its complete quietness and all the relaxation that goes with it. We can explore the local and regional landscape and all the interesting bastide towns steeped in a rich history. You can cycle or walk to some and drive to the others. The beautiful towns and villages such as Bergerac, Monbazillac, Monpazier, Monflanquin are all within 40 minutes' drive and their restaurants and outdoor markets and festivals are always special. Closer to home within 10-15 minutes' drive, there are the most interesting towns and villages including Eymet, Monteton, Duras and St. Emilion and St. Foy-la-Grand a little further. There are two important rivers equi-distant from Seyches - the Dordogne and the Lot. Apart from the challenging canoeing on these rivers there are so many fantastic towns and villages to visit that it would take a lifetime to get through them all. On the Lot there is Villeneuve-sur-Lot, Pujols, Cahors and the beautiful, not-to-be-missed Saint-Cirq-Lapopie. Apart from the markets, restaurants and cafes, there are loads of superb castles and even more vineyards and winemakers where all are welcome. On the Dordogne, there is Bergerac, Lalinde, Beynac, Sarlat and Souillac and all places inbetween - do not miss La Roque Gageac (near Domme) where one of the canoe journeys down the Dordogne starts. There are many activities to do in Seyche and the surrounding areas. The Saut du Loup lake about 15-20 minutes away near Miramont-de-Guyenne. There is very safe canoeing on the Dordogne and the Lot, a waterpark in Bergerac and a very large waterpark at Arcachon south of Bordeaux (daytrip).
